Syndications
As part of CityLife Residential’s mission to transform lives and strengthen the community, our team is focused on improving housing conditions and increasing housing options for people across Pittsburgh.
The CityLife team has a proven track record in this area of residential real estate investment, both in single-family residences and multi-family buildings/complexes. In a syndication, we identify and acquire a multi-family property while taking external investment in exchange for direct equity ownership in the property. An investment in a CityLife syndication provides both the benefit of the potential upside of direct equity ownership and the ability to passively invest in a stable asset class.
If needed, our in-house renovation team, Red Sweater Renovations, improves the condition of the property. Then, the Ironclad Property Services team takes over management of the asset and care of the tenants.
Generally speaking, our equity syndication offerings provide a quarterly preferred return and a return of investor capital at a future date upon a capital event occurring. As part of the syndication, investors receive ownership shares of the property and quarterly income distributions as well as a return on their investment when the property is sold.

First Position Financing
As a first position lender, investors will fund a single property or a group of properties directly while receiving a fixed interest payment as well as the security of a first-position lien on the property. In turn, investors are first in line for loan repayment, providing extra security for investments. The CityLife Residential team has identified specific investment targets that line up directly with this investment opportunity that will drive value for our investors and the Company.
